CALCULATION EXAMPLE
Let’s take an apartment priced at $200,000. A 10% down payment is $20,000, plus the 4% Dubai Land Department fee, bringing the amount needed upfront to $28,000.
Then payments continue according to the schedule. By the time the property is handed over, 40% of the purchase price has been paid, bringing your total investment to $88,000.
If the apartment has increased in value by 20% by that time, you assign the property for $240,000, settle the remaining amount with the developer from the transaction proceeds, and receive $120,000.
The difference is $32,000, and there is no tax on this gain in the UAE.

IF YOU KEEP THE PROPERTY
Apartments in Dubai are delivered move-in ready, with finishing, a fitted kitchen, appliances, and sanitary fixtures. In some projects, furniture is also included, so there is no need to furnish the apartment before renting it out — it can start generating rental income from day one.
Mivara takes care of the process: preparing the property, finding and screening tenants, arranging the tenancy agreement, and managing the apartment afterward. In projects where payments continue after handover, rental income can cover a significant part of the remaining payment schedule.
WHY THIS IS POSSIBLE
The usual model works roughly the same everywhere: the developer builds with bank financing, that money costs interest, and every month of your installment plan adds to the developer’s expenses.
In Dubai, the structure is different: buyers’ payments go to the project’s escrow account and are released to the developer in stages as construction progresses. Your payment schedule effectively helps finance the construction, which is why spreading payments over several years is a standard sales model rather than a special promotion.

Funds are never transferred to a personal account of an agent or intermediary — this is required by Dubai Law No. 8 of 2007.
UAE RESIDENCY
A personal visit to the UAE is required to complete the residence visa process.
The threshold is based on the DLD valuation, not the contract price. For installment purchases, eligibility depends on the amount paid and the project terms — we verify this for each property.

Is an installment plan a loan?
No. The installment plan is provided by the developer, the bank is not involved, and no interest is charged. Income certificates, credit history, and bank approval are not required — only a passport.
What down payment is required?
Usually 10–20% of the property price, and in some projects even less. In addition, you should allow for the Dubai Land Department fee and the developer’s administrative charges. Their amount depends on the project, and we calculate the full entry cost before booking.
What happens to the money during construction?
Payments go to the escrow account of the registered project and are released to the developer in stages after the relevant construction milestone is confirmed. The account is protected from the developer’s creditors.
Can I sell the property before handover?
Usually yes — once the percentage required by the developer has been paid. The exact rule depends on the project and is stated in the contract. We check this before booking so you have a clear exit strategy from the start.
Can I rent out the property while the installment plan is still ongoing?
Yes, after you receive the keys. The property is registered in your name, the rental income is yours, and in projects with post-handover payments it can cover a significant part of the remaining schedule. Mivara can take care of preparing and renting out the property.
What happens if I stop making payments?
The consequences depend on the amount already paid and the contract terms. They may include penalties, contract termination with a partial refund, or resale of the property. We review this section with you before signing.
